Request for Tenancy Approval (RFTA) Submission Deadline for Lease-Up
To ensure sufficient time for eligibility verification, rent reasonableness determinations, Housing inspections, and contract processing, the PHA must receive a complete Request for Tenancy Approval (RFTA) on or before the 15th calendar day of the month for the family to be considered for a lease effective date of the first day of the following month.
RFTAs received after the 15th calendar day of the month will generally be processed for an effective date of the first day of the second month following receipt. Submission of an RFTA by the 15th does not guarantee a lease effective date of the following month, as all program requirements, including inspection approval and execution of required documents, must be completed before assistance can begin.
Example:
- RFTA received March 15 → eligible for April 1 lease-up.
- RFTA received March 16 → eligible for May 1 lease-up.
